Do you all protest your Property Tax appraisal yearly?

Is protesting your yearly appraisal something that everyone does around the country or is it a Texas thing? Just curious.


they gave me amount x. I tell them I want y (x-26,260) and they respond with x-3,000. Now i reject their counter and have to have a hearing in front of an appraisal board. All to pay lower yearly property taxes.

Never done it in my life. When I finished my deck they came out to re-appraise my house and the guy said "if you think it's too high you can file a form on our site", but I have no idea what either the previous or current number are.
 
Our properties (in Manch-Angeles) are appraised on a 10 year cycle. Once the new appraisal numbers have been finalized the tax rate per 1,000 is adjusted to keep the total revenue the same or as close as possible.

There is an appeal process for people that feel they've been wronged, but I don't know if new construction appraisals can be appealed :noidea:

I did it twice, once when I bought the house and once when they had some goofy reappraisal that shot the assessed value way above where I thought it should have been. I didn't go too far down on the first one (I think we were like $50K apart from "assessed" value and purchase price, and I got about $30K shaved off), the second one they tried adding like $20K to the house out of nowhere, but then apparently they figured out that the assessor messed up the whole town and redid the assessments.

oh wow. we are appraised yearly. We file a homestead exemption which is to limit our increase to 10% every year. Its just a tedious process so save about 500 bucks.

They do the same here. It's to allow people with smaller homes pay nothing and forces people with bigger houses to pay more.

you would be surprised. My assessment is probably 40k under what I could sell the house for but am still trying to knock it down.
The assessed value is always very different than the fair market value around here, usually lower by a significant margin. I got porked about 12 years ago when Vision Appraisals brought my old 3 decker in at 409K and I had to go to one of the high schools where the appeals hearings were being conducted. Sat with a rep from V A (a girl I went to HS with many years before) and pled my case, but they only brought it down to 375K.

Initially I was pretty pissed, but when the tax rate was adjusted my bill went down a couple thousand bucks for the year I was shocked. Not sure how that happened, but going from just over 6K/yr to just over 4k was a nice break. Sadly it only 3 years for the local politicians to spend like drunken sailors and have me back to paying over 6K.
 
We recently had a large increase on the rate since we are lakefront. I'm not going to complain too much, the house is now valued at 43% more than it was when we purchased it almost 10 years ago.
 
There is an appeals process here in Georgia. Havn't tried it yet but will. I'm remodeling so there is a lot of poorr conditions to claim.
