



My son is moving to Austin area for 3 years while his fiancé finishes her Dr of Physical Therapy degree. He would like to buy a fixer upper to keep busy on and make some money on. Anyone know of a good realtor in the area?

My son wanted to buy some land.
Found 65 acres, but it's an hour and 15 minutes away. Just about the only thing that was close to what he wanted.
His Mother moved down there last year, so he bought a 1500 square foot house for like $250,000. Not it's worth $350,000.

Well, the good thing is that his fiancé’s mom lives there already. They can stay with her until the right thing comes along. Since they plan to move back home in 3 years, he was wanting to try finding something that needs work and make some money on when they sell it down the road.He's a year too late. Yep it sucks. He paid 150k for a condo here in Northern Colorado almost 3 years ago. He just put it up for 260kGet ready to get into 'sight unseen' bidding wars with inspection contingencies out the ass.
Talking about a 3 year project. Lots of upgrades can be made without going broke on building materials. i don’t think he’s interested in a Flip or Flop scenari.Honestly, that sounds like a bad investment. Building materials are out the ass right now and that's if you can even find the stuff to buy. Lots of it is back ordered. Tons of delays. So you're already paying a TON for the property as is and then gonna be paying a ton in fixing it up. The housing market prices probably aren't gonna keep going up, up and up within the next 3 years. It's gonna correct at some point. There's a very good chance he might not get out what he put in. I'd advise to be VERY cautious about how much you put in to fixing things up.
