Its slowing in a few places. Down big from this time last year. Obvious result of interest rates going up. We'll see.

I’ve got a buddy who works for offer pad here in town. He says they are bidding much lower on houses now and people are still selling to them. Interest rates are having an effect but he thinks prices will continue to come down in the coming months.
 
So is now the best time to buy, or wait a while longer?

100% wait. My buddy and I were talking that November/December MAY be a good time to buy. Real estate market is slowest at that time because of the holidays and interest rates will continue to rise to combat inflation.

Powell was commenting that the labor market is too hot right now. That has to get under control as well. Too much money was pumped into the system. We are paying for that now.

The Mrs does real estate as a hobby. She was probing the other agents and the consensus around here is that individual buyers are going dark with the rate increases, but not investors.

Investors haven’t been scared away. They can bid lower now to offset some on rates being up, but the rental market is so inflated they can just make the rest up in rent.

With individual buyers scared away many have to rent. So it all feeds into a continued insane rental market for now…..and that just props up investors buying and renting for whatever they want.
 
With disposable income taking a huge hit, probably makes sense that people just don't have the money to move right now, or are just scared to move.

Best time to buy. Best time to sell is right after the Super Bowl because have been talking about buying all through the holidays and have bonuses in their pockets.
