Depends on how they’re priced. Had three houses in my neighborhood go on sale in the past few months. Two sold right away. One priced themselves about 10% higher and it’s languishing.

Slow as fuck, but we’re making money buying scratch and dent loans from lenders who are going down. Buying them dirt cheap and either refinancing them or reselling them.

I just sold my house yesterday for 36k over ask and never showed it. The inventory in B’ham is super low and we had 18 showings scheduled for this weekend and people just started writing contracts before the pending period was over.
In my area, the house market is moving back up a bit this time of year. The weather's getting better and I'm seeing construction crews all over the place. People doing a bunch of "fix-it" work along with some remodeling.

It’s rates. When the rates get down to more like 5.5% things will heat up big time. There is pent up demand and people are just waiting it out.
