You'll feel right at home with all the Puerto Ricans there. Just be careful, that neighborhood itself is fine but it's right by Garfield Park which is a rough one. The park/conservatory in the area is supposed to be really nice just do it during the day.
 
Business has been slow enough that I am considering taking on a commercial property management jobby. Cant keep letting the wife carry me. I spoke to a guy I have good working relationship with, and he said he needs someone to manage 7 properties. Seems like I can easily do this, and still do my business stuff on the side. Salary type position, and as long as everything is taken care of, I shouldn't have any issues. We shall see.

Well, obviously it's slowed a bunch when compared to the COVID frenzy. We are built to withstand it more than our competitors tho, as it's just the wife and I and occasionally my SIL. We need way less than they do to stay afloat.

It's slowed enough to where we have too much going out the door tho, so we have put the 50 acres up for sale recently. Fingers crossed that that will net us a good payday, even tho we'll prolly just put it into something else, as the capital gains on it would be BRUTAL.

We have some loyal clients that push everything our way, so that helps. The biggest dent is refi's, as they are completely non-existent. While they net next-to-nothing compared to sales en sech, it's still easy, steady money that is just no longer there.

We live in a weird corner of the world, that seems to lag behind the norms. Sometimes that sucks, and sometimes it pays. In this case, it pays, as there are still a bunch of sales happening compared to the rest of the country. Californians and East coasters are still fleeing, just not as crazily as during the height of coviid.

Sorry to hear youre selling that land. I know you wanted to go "uni bomber" out there. Prices being too high, and interest rates have slowed my business by 60% from last summer. During the summer months is where I usually clean up, and save for the slow times in the holidays. Not this year.

Ya, it definitely didn't work out the way I envisioned it. Went from forever home to future investment, to the future is now, real quick.

Everyone I am talking to is singing the same country song. Unless they are just a liar. I had one guy try to tell me has never been busier. He must have been reading my face, because he quickly change it to some version of "well compared to everyone else". Yeah, okay buddy. You're the one immune to this unofficial real estate recession.

The fucking media keeps trying to spin stories in the news about how things are still strong, but its bullshit. My step father is always telling about how he read this or that, and is shocked when I tell him I am slow. "well I read in the paper that the market is still really strong right now" IDGAF what you read, I live this shit.
