Business has been slow enough that I am considering taking on a commercial property management jobby. Cant keep letting the wife carry me. I spoke to a guy I have good working relationship with, and he said he needs someone to manage 7 properties. Seems like I can easily do this, and still do my business stuff on the side. Salary type position, and as long as everything is taken care of, I shouldn't have any issues. We shall see.
Well, obviously it's slowed a bunch when compared to the COVID frenzy. We are built to withstand it more than our competitors tho, as it's just the wife and I and occasionally my SIL. It's slowed enough to where we have too much going out the door tho, so we have put the 50 acres up for sale recently. Fingers crossed that that will net us a good payday, even tho we'll prolly just put it into something else, as the capital gains on it would be BRUTAL.
We have some loyal clients that push everything our way, so that helps. The biggest dent is refi's, as they are completely non-existent. While they net next-to-nothing compared to sales en sech, it's still easy, steady money that is just no longer there.
We live in a weird corner of the world, that seems to lag behind the norms. Sometimes that sucks, and sometimes it pays. In this case, it pays, as there are still a bunch of sales happening compared to the rest of the country. Californians and East coasters are still fleeing, just not as crazily as during the height of coviid.

Sorry to hear youre selling that land. I know you wanted to go "uni bomber" out there. Prices being too high, and interest rates have slowed my business by 60% from last summer.
