Clean undercarriage Tuesday

not a new thing. There was an investment company bought close to 6,000 house here over a 3 year period, and rented them out. Now they are selling.
For sure it's not a new thing, but as I understand it, the volume in which it's happening right now is.
 
Sorry, but I dont base the national real estate market trends, on either of the Dakotas.

Sellers are putting AS-IS in their listings, and taking offers with the least amount of contingencies. Buyers have been hiring me just so they know what needs to be done, and arent even asking for any credits or repairs.
there has been rash of that here in MN too

Honestly, I don't know enough of what I'd be looking for to feel comfortable, granted every inspection I've been part of has been minor issues.

prices are very high, and it doesn't take much to change that. Prices are as high out here as when the market crashed the last time. That just simply cant hold up. I slight bump in the interest rates, an actual flood of inventory from short sales and foreclosures I think is coming as well. I just feel like we have been here before, and although it may not crash like it did, there is some type of adjustment coming. .

i suspect we'll see a correction, I don't think (hope) it won't be as bad as last time. If you're buying for longer term, I don't think it's as a risky. Honestly my current homes value has no impact on my current life
 
Yep. I live a bit farther out but my commute back in the day was still under 30 minutes. No neighbors, no noise complaints no traffic. I can do that.
more and more people are moving to the exurbs and highways weren't built to handle that much traffic so it's becoming a commuting nightmare to get out of metro.

This is true even for our town. Inner part of city is becoming rentals for low/no income folks.

Never cared for bigger city life. Last and biggest town I lived in was around 45,000. Now I doubt the there is 2,000 within 8 miles of me.

Not sure what this means. When you buy and sell, has a fuck ton to do with your life. I'm no investment mogul, but if you arent buying low, and selling high, regardless of the absolute bottom or top, it is affecting your life, and potential for wealth.

If you buy now, and the value drops, and you cant sell for what you owe in a pinch, thats affecting your life.

It is only the single biggest investment for most normal folks, and its a major part of my retirement plan.
