Done grinding the deck. Gonna spot sand smaller areas with the orbital, add some screws here and there, and patch with elastomeric. Then use cleaner/brightener, and power wash. Finish with regular stain.

If you're talking about the home inspection gig I can tell you that the market is still insanely hot up here and people are offering more than asking price and waiving the inspection to try to get a deal signed before a better offer comes in. I tried to talk a friend of mine out of waiving the inspection, but she offered to anyways and ended up paying a lot of money for small house that has some issues.
