Okay, okay - just hear me out...

If a wood surface stays wet and due to weather and stays wet for a long time (maybe less to do with weather) and then the surface gets rotted and someone steps on that surface and falls to their...well, maybe not "death", but there's a good likelihood that they'll hurt themselves - what are the legal ramifications here? Lots of grey area?
So who fell and where on your property did it happen?

Technically, it's not "my" property, right? I have renter's insurance but who's would get hit, IF something like this were to happen? The renter? The owner? The HOA that skipped this building and fixed other ones first?

Depends on who had the duty to maintain the area where the incident occurred.
But what if it was due to sustained inclement weather? Isn't there like an "act of God" clause or something in the policy?
