When you buy something “as is” that helps you when you negotiate the price.

I didn't see this when I first responded.

Yes, I understand the idea buying something "as is" should help when it comes to negotiating price, but in certain markets, that's not reality.

Good seller's market, but how the hell do you not lose money buying?

I laugh when I hear folks brag about selling a house for "X" price thinking they somehow beat the bank.

If you no longer need a home I guess it would make sense.

But if you sold a house for so much a square foot of living space, the same price metric will be reflected in the house you are now going to purchase, at that time, in the same area.

If it's a sellers market guess what? It means it is easier to sell a house than to buy one...usually because of a lack of housing....not an abundance. Thus the price being what it is due to supply and demand.

I never waived an inspection for buying and always sold as is, for the few places I've had. Nowadays, no telling who used the place and for what purpose? No need to buy a contaminated former meth/crack house.

But, I'm not a professional like some of you, and I'm interested in your reasoning.

im not sure a standard home inspection inspects to look for contamination from meth. I never saw one that did. @Peter Gozintite would know better than I whether that’s covered by a standard home inspection. Plus all home inspections I’ve ever seen have lots of exclusionary language and limits in liability regarding their inspections. It simply just not feasible to expect an inspector to warrant and represent a whole bunch of things bc they spent a few hours in your house.

Issues regarding meth/crack house are covered by sellers disclosures.
