once the bermuda has taken hold, everything will become bermuda.

I remember a few years ago this guy down the street killed his whole yard to replant with fescue because I guess he didn't like the dormant brown in the fall/winter. It looked great for like a year. Now the bermuda from both his neighbors has taken over again and last winter it was all brown. He should have just overseeded with rye like I do every winter to keep it nice and green.

but yeah, if you're talking non-grass areas... I don't have nor want many of those.
