That’s the problem. It’s great if you’re on the seller’s side, but if you have to buy another house, you’re likely not ahead. The only exception I know is a friend that has a rental house that they think they can sell and use the profit on that to pay off their mortgage on the house the live in. That seems like a win.
 
my wifi has been spotty lately and I am wondering if it is time to upgrade my modem...
I replaced my router and modem on the advice of @RoyMunson at one point because our wifi was spotty. It was good advice.

Worked out well for us, was having issue with our talkie bike cutting out, no more issues
 
House on the next block is going for 50 sheets more than we paid last year and it doesn't have a deck or fence.

When we moved 7 years ago we couldn't sell our house because we were under water. Turned it into a rental. We could sell the rental now for probably $100k more than what we paid for it at the height of the 2006 market.

Real estate is wild.
 
I need to get motivated to pack up for the trip back to ND. Laundry, cleaning up for the dog-sitter, groceries, getting as much work done as possible, etc. Motivation is at an all-time low.
