It’s not non-negotiable. Sure, they won’t work for free, but I’ve seen it fluctuate from 1-3% per side.

Could be dependent on the selling price. E.g., don't see a 6% commission on a $50 Mil mansion/estate.

Also, California could have some consumer protections in place other states don't.

Sold my house in 2019 without a broker, bought a new home from the developer. Again, no broker.
