I hear ya, it doesn't flood often at my place just when it rains a bunch too



I'm on a hill and my backyard slopes to a steeper hill to the county line and my sump still kicks on whenever it rains a bunch

Had a cousin living in Washington at the time it erupted. My mother brought back a tube of genuine Mt. St. Helens ash.

It came with a scroll that read, "Where were you when our mountain blew?"
 
Sump pumps have been failing on our block at like 5 places this year. So that means ours is bound to soon too.

Nah, we don't get severe flooding. The back of the house is below street level, and when it rains hard it comes through the back door to the basement. Last summer when NYC had those really bad floods, we had about a foot of water down there. Had to throw a bunch of stuff out. This time it was only about an inch (WOOooooo...)

So spend the 80-200 bucks and replace it, then buy a cheap backup and water alarm to alert you if it fails

Not often but essentially once a year it makes everything touching your basement floor worthless. Going on a limb here and saying your basement is unfinished.


Still if you know of the problem you could keep it from penetrating your house with an outdoor drain and sump pit or if you can route it away

The back half is.

The front half belongs to the family downstairs, and they had it finished with a bathroom a couple years back. They lost a ton of stuff during last summer's floods. Also, their basement bathroom is prone to flooding up their sewer pipes, because they're basically on the same level as the cleanouts
