If you replace the roof, make sure they put in adequate ventilation. Skate roofs don't require it, because they breathe through the shingles. When the roof is replaced, they need to add soffit vents in the eaves, and roof vents if there aren't any, or large enough gavle vents.

Always a good time to add additional insulation if you can afford it. Usually around .85 cents a sqft for 10" of insulation.

Roofs aren't cheap though, and the whole thing needing to be sheathed as well as roofed is not going to be cheap.
