That area for that home though is in a very affluent neighborhood. 1M for just land is about what you'd pay over there. Complete tear down and you'll see a new 4,000 sq ft mansion built there and it'll value for over 5M.
Here I was looking for land under $50k with the hopes of putting a new manufactured home on it and come in under $200k for the whole amount. Didn't work, property that was going for $30k a couple years ago is now at $120k.
