We built it in 2004, and most of the stuff was builder grade, so it's time.

Full disclosure, the roof was an insurance claim from hail damage this spring.

Only had the water heater and 3/4s of the basement to replace here. Was worried about the A/C with the new wiring that they did for the basement. Fortunately, I was able to figure out how I could configure the breakers in my shitty service panel and get enough power to everything in the house. Otherwise, I would have had to upgrade my service panel, and that's another big fucking expense.
 
Our rent is locked in at the same price for next year (starts in October, we just signed the new lease) and are resigning ourselves to what will probably be a BIG hike the next year :(

That blows. The repair guy had to re-plumb a pipe because the new heater is bigger than the old one, and showed me where the new shutoff valve is. Bless that man, he was so efficient, and even insisted on staying long enough to test it and be sure the water was in fact heating. Apparently his father taught him that and once or twice he did install a new heater that didn't heat water so he had to yank it out and return it.

Yeah, I'm hoping I'm done with appliances dying for awhile. Even though I'm not paying for them out of pocket right now, being without hot water was miserable.

Was hoping we could have gotten a few more years out of it, but it was 10 years old, and the stupid gas control on the pilot light wouldn't work. The company that we normally use was going to charge close to the cost of a new heater to replace the gas control, which is kinda silly when we'd probably need to replace the thing in about 4-5 years anyway.
 
what kind of cracker jack insurance do you have? I figured they all moved to apps by now

Years ago I did have to put one of those devices in my car to avoid an increase after a minor accident

It's annoying, but hey, saved us $240/year

Yeah you don't want to be what my dad calls "penny sensible and pound foolish".

We're looking at houses to determine what we can afford (not fucking much - Orlando's housing prices have gone UP 9% since COVID hit, what in the actual fuck) and are working on a down payment...looks like we're not settling downtown, as much as we'd love to.

Nothing. I did few times.

You can also update to say you weren't the driver. It always thought my bike rides were car trips, but it did usually sense i wasn't driving and just recognized the trip. (there is a check box you can alter if it scores or not)

I'm only at dish washer and washer/dryer. AC unit is on it's last leg and will probably need to be replaced next spring.

I want a new jackshaft garage door opener to replace the center mounted one taking vertical space from the garage and limiting where I can put my golf hitting net.

House prices have gone up all over the country.

Mortgage rates have cratered, so more people can afford houses, and folks who could already afford houses can now afford bigger houses.

More buyers means increased demand. Increased demand means increased prices.

It’s the State Farm Drive and Save or some shut like that. There’s a little Bluetooth attachment you have to have in your car.

I have a friend who wanted to see what he could get for his house in a desirable neighborhood, so he had it listed at about 10-15% more than he would have been willing to sell it for. It was on the market for four days during which a bidding war for it transpired. It sold for 25% more than they listed it. . .

They're now drawing up plans to build a fucking palace.

We are just waiting for our sewer to go out. Still the original and they usually don’t last this long. That’s going to be SPENDY.
