I know a wholesale guy, got one for 350. Putting it in myself, like everything else. Saving probably 7 to 8 hundy. Got the old one drained and removed in a bout 20 minutes. Guy os even going to rake the old one for me.

Got home from an appointment, garage floor is flooded. Water heater took a shit. Yay!!!

I had that happen at my old house in Kirkland. Did not hesitate to replace it at that time with the highest end GE warranted for 1000 years heater.

When I later moved, I made sure I had a tankless water heater system. Costs about $160 for yearly maintenance, but its been absolutely perfect for 2 years now.

Yeah, they inspect the electrical and heating elements and system and flush the pipes with a concentrated vinegar solution for an hour or so to flush the pipes. If you have hard water, you may need to do this every 6-8 months due to calcium buildup, etc.

The upside is they last 10 years longer than tank systems.

Time for a tankless water heater. You are welcome.
In prder for tankless, the 1/2" gas line would need to be upgraded to a 3/4" pupe from the meter directly, and then the vent pipe needs to be rerouted, and either a 5" direct vent, or power vented pvc pipe. Stfu
